Staging a home properly is important, no doubt about it.  You must begin to think of your home as a product on the market and try to present it in a way that appeals to the broadest audience.

But if it were as easy as staging and decluttering, selling would be simple! Hire some help cleaning, put items in storage, stick a sign in the yard, and voila!  Home sold!!! Unfortunately, it's not that easy for many, many homeowners.

Did you know that pricing is just half of the battle? What makes your property stand out from all of the others on the market that have roughly the same square footage, features and neighborhood?

PRICING YOUR HOME


Pricing correctly, according to a proper analysis of the real market data, is THE key to getting your property noticed by buyers. This step is crucial and cannot be over-emphasized.  A home that is not priced appropriately will do one of two things. The first scenario: You'll end up chasing the appropriate market value, completely wasting those first few critical weeks when buyers show the most interest in a newly listed property.  Statistics prove that overpriced homes end up selling for far less than they would have if they had been priced in alignment with the market to begin with. Protect your equity - don't make this mistake!  There are very real consequences for missing the mark! It's not as easy as just lowering the price down the road...  Your field of potential buyers will be smaller, you'll be paying that mortgage longer, and you'll often end up taking less than you could have gotten to begin with, not to mention the stress involved. Even if you do get an offer, the home may not appraise at the higher price, which may make it impossible for the buyer to secure financing. Overpricing your home can also make you appear unreasonable or unknowledgeable. Many buyers will not even make an offer, because they may be concerned you will be insulted.

In the second scenario, you've underpriced your home and could be leaving money on the table. No seller wants this!!! Any agent can "buy the listing" by telling you to list your home at a high number that makes you feel all kinds of warm fuzzies and gets you to sign a contract to list with them - but can they SELL your home for a price that doesn't match the market? The simple answer is no. An agent worth their salt isn't going to just tell you what you want to hear, just to lower the price down the road. Instead, they are going to provide you with a formal, competitive market analysis to determine and support with evidence the appropriate pricing window for your home - according to the market, not emotions. That's honesty. That's operating with integrity. And that's realty... And ultimately, that's money in your pocket!!
