What are the benefits of working with a buyer agent? They come down to four important things: education, counsel, advice, and judgment.
EDUCATION We have access to buyers’ workshops we can connect you with to learn more about the process and gain helpful insight into the buying process. We can educate you on the neighborhoods you’ll be living in, any environmental concerns in the area, and what you can expect to pay in insurance and other fees. We can teach you about what to look for throughout the walkthrough process. COUNSEL We provide impartial, quality, pre-vetted home inspectors and other services to make sure you’re getting what you think you’re getting. We can walk you through the seller’s disclosure and warn you of things you need to watch out for. We put the offer in writing, making sure you’re including all the necessary terms of the offer so there are no surprises down the road. We can coordinate dates throughout the process, so that nothing falls through the cracks. ADVICE When you work with a Buyer Agent, you will gain access to MLS search listings. Not only that, you will learn of exclusive office listings early, before everyone else finds out about them. We’re able to provide loan options and lenders - not just one bank, but a variety that will meet your needs. And once you have your loan options, we can help you determine your budget and help you prequalify. We can provide you with comparable sales information so that you have solid facts on which to base your offer - putting you at an advantage over the sellers who have this information and hope you don’t. We can give you information on how sales prices and list prices relate to each other in your interested part of town. JUDGMENT We can be your advocate, someone who knows the buying process and is watching out for your best interests. We can save you time by combing through dozens of listings to find good fits, so that you can spend your time looking at properties instead of the classified ads. We can help with the appraisal and title release process. Most importantly, we have the negotiating skills to keep going back and forth, focusing on a win-win situation, while keeping the deal alive. We find it’s best to negotiate personal items after the sale. From the beginning of your search, until after closing on your dream property, the importance of working with a buyer agent can’t be overstated. |
